Privacy and cookies

Located in the commune of Ferrières-en-Gâtinais (Loiret, 45), ideally situated at the intersection of the A19 and N7, and in proximity to the A6 and A77 motorways, this site offers a key location between Île-de-France, the Atlantic coast and central France. 

The development site will cover 24 hectares with a single 121,000 sq m building comprising 10 units, meeting a wide variety of logistics needs. Designed to meet the most demanding standards in the sector, it will have 128 loading bay doors, 12 ground-level access points and a clear height under beams of 14.70 meters – a first in France for SEGRO. The roof will also house a photovoltaic power plant covering 100% of the usable surface area, with a target capacity of 12 MWp. The first customer has pre-let 5 units so approximately half the building.

In line with its environmental strategy, SEGRO is aiming for BREEAM ‘Outstanding’ certification and the BiodiverCity label for this project. The building will also aim for a limited carbon impact, with a target of less than 290 kg CO₂ eq/sq m in Life Cycle Assessment (LCA). 

The structure will combine concrete and wood, while glass panels on the front of the units will optimize natural light, promoting comfort and wellbeing for its occupants.

The offices will offer a modern, functional, and pleasant working environment. The site will include 350 parking spaces for light vehicles – 10% of which will be equipped with electric charging stations – as well as 38 spaces for heavy goods vehicles. Generous landscaped areas will complete the complex, enhancing the quality of life and well-being at work.

SEGRO Logistics Centre Montargis is scheduled for delivery in the second quarter of 2027, and the second part of the building (60,500 sq m divisible from 24,000 sq m) is currently being marketed.
