SEGRO leases four new spaces in Düsseldorf Flingern Park – a total of 1,954 square metres
SEGRO has leased four units at Düsseldorf Flingern Park around four months before completion of the first construction phase.
These are smaller areas of approximately 500 square metres each, totalling 1,954 square metres. SEGRO has specifically designed smaller units on the site in order to meet the requirements of as broad a customer spectrum as possible. A characteristic feature of these units is that the supporting structure and façade are constructed using low-emission timber. The exterior cladding will consist of energy-efficient stone wool composite panels.
One of the new customers is Schvarz Kaffee, a Düsseldorf-based roastery that has been dedicated to specialty coffee since 2015 and pursues fairness, environmental awareness and shared growth as its guiding principles. Schvarz Kaffee has leased 535 square metres. The area is located in the immediate vicinity of the company's headquarters, which Schvarz is expanding with the additional space. In addition, a smaller catering area with lunch options as well as coffee and cake is to be created here.
Another new customer is Rameder Anhängerkupplungen und Autoteile, Europe's market leader for tow bars and transport systems. It will occupy 473 square metres within Park Düsseldorf Flingern, in close proximity to other customers from the automotive sector, complementing them very well. Rameder will use the space for the assembly of tow bars and transport solutions for vehicles of all makes and models.
The third new customer is Yunex Traffic. The company develops innovative mobility ecosystems and services for smart cities. With forward-looking infrastructure and transport solutions, it works to make mobility safer, more efficient and more sustainable. Yunex Traffic has opted for 473 square metres of space at SEGRO Park Düsseldorf Flingern.
Fourthly, TongMyung Eng. Europe (TME) has opted for 473 square metres of space at SEGRO Park Düsseldorf Flingern. Based in Düsseldorf, TME has been on the market since 2002 and specialises in spare parts for heavy construction equipment such as excavators, wheel bearings and construction machinery manufactured in Korea or Japan. The new space will serve as a distribution location for this purpose.
The four newly leased spaces are located in the first construction phase of SEGRO Park Düsseldorf Flingern. Upon completion, this will comprise three properties with a total of 22,400 square metres of hall space, including associated office and service areas. The flexible space sizes of approximately 400 to 9,500 square metres are suitable for companies from a wide range of industries and with a variety of concepts. SEGRO had begun construction in 2024 on a speculative basis, i.e. without pre-letting, due to the prime location. Completion of the first phase is scheduled for autumn 2025. The company acquired the 19-hectare site in 2022 from various subsidiaries of thyssenkrupp AG.
In addition to an attractive location in close proximity to Düsseldorf city centre and the A46 motorway, modern facilities and an architecturally appealing façade design, SEGRO is focusing extensively on ecological and social sustainability in the development of the site. This is in line with the company's commitment to low-carbon growth and investment in local communities. All buildings will comply with the BEG40 energy standard, and office roofs and building facades will be greened. PV systems with a capacity of 1.6 MW peak (in construction phase 1) will be installed on the hall roofs. In addition, over 50 car parking spaces with e-charging stations and charging points for e-bikes are planned. In view of these very high standards, SEGRO is aiming for DGNB Platinum sustainability certification for the buildings in the first construction phase.
Social sustainability is also an important concern for SEGRO. As part of its Community Investment Plans, the company supports various local initiatives such as Jugendberufshilfe Düsseldorf (Düsseldorf Youth Career Assistance), Düsseldorfer Sozialwerk FranzFreunde (Düsseldorf Social Welfare Organisation FranzFreunde) and Gesellschaft Hispi (Hispi Society), which teaches German to refugees on a voluntary basis. Cooperation with local schools such as the Wim Wenders Gymnasium, the Städtische Realschule Benrath and the Maria Montessori Gesamtschule – Düsseldorf are also part of this. Here, pupils can get to know various companies based in the SEGRO parks during open days and gain an insight into everyday business life in workshops.
SEGRO has already successfully developed two business parks in Düsseldorf: SEGRO Park Düsseldorf City on Fichtenstraße and SEGRO Park Düsseldorf Süd on Bonner Straße. Both sites offer urban production, storage and leisure space. They have been built to the latest standards for sustainable, ecological and energy-conscious construction and have a broad mix of customers from various industries.
