The new building will be part of SEGRO Park Warsaw, Ożarów 2, located next to the existing Ożarów 1 warehouse park. The facility will consist of 13,560 sq m of warehouse and production space and approximately 2,000 sq m of office space. The four customers who signed lease agreements before construction began include companies from the telecommunications, consumer electronics, engineering, interior design and finishing materials industries. The building is scheduled to be completed in spring 2026.

The warehouse has been designed to meet the criteria for BREEAM New Development Construction certification at the Excellent level. It will feature advanced technological solutions aimed at optimising energy consumption and reducing CO2 emissions. The Autodesk Build platform will be used during construction, which facilitates process management through effective organisation of documentation in the cloud and increases the efficiency of projects implemented using BIM technology.

For all new developments, SEGRO is no longer using gas to provide heating, replacing it with heat pumps. In addition, a photovoltaic installation will be mounted on the roof of the facility. Solutions are also planned to increase the functionality of the warehouse and raise the standard of the hall, such as higher fire resistance and improved sprinkler standards, which will enable, among other things, the storage of lithium-ion batteries.

Monika Starowieyska, Associate Director, Light Industrial, Poland, SEGRO, said:

"The commencement of construction of another facility in Ożarów Mazowiecki demonstrates the strategic importance of this location for our customers and for SEGRO. Its proximity to Warsaw, access to key transport routes such as the A2 motorway and national road No. 2, make it an ideal location for companies looking for modern warehouse and production space.”

"Before we started construction, we had already signed agreements with customers for 80% of the space being built, which confirms the accuracy of choosing this location for SEGRO's parks. With each new project, we develop our technological expertise by implementing newer and more sophisticated tools aimed at, among other things, minimising the impact of the construction process and the facility on the environment, and SEGRO Park Warsaw, Ożarów 2 is a perfect example of this”.

SEGRO Park Warsaw, Ożarów 2, like the neighbouring SEGRO Park Warsaw, Ożarów 1, offers excellent connections to the capital and thus access to the labour market. A 3,000 sq m module is still available within the warehouse under construction, and there is the possibility of adding a second 21,600 sq m facility within the park itself.
