State-of-the-art light industrial units directly at Berlin-Brandenburg airport

SEGRO Park Berlin Airport consists of a logistics section with large-scale logistics units of approximately 72,500 square metres of lettable space and a light industrial section with flexible, small and medium-sized warehouse and office units, which have more than 85,000 square metres of lettable space. Further construction phases are already in the planning stage.

The recently constructed phase 5B was built according to modern standards for sustainable, ecological and energy-conscious construction. Wooden beams are used in the warehouses, all areas are equipped with modern LED lighting and we place great value overall on plenty of natural daylight. A healthy ecosystem is also important to us. The park houses beehives as well as insect hotels and nesting holes for native birds. And of course the new areas meet the DGNB Gold Standard.

SEGRO Park Berlin Airport is located in the immediate vicinity of the new capital city airport Berlin-Brandenburg. The park is located directly on the B 96a and offers optimal access to the motorway network via the A 113 and A 117.

The rental units can be rented individually or together and also enable existing tenants to grow flexibly at the location.

  • Warehouse height: Light industrial: 6.5 m clear height, Urban Logistics: 10m clear height
  • Floor load: 5t/sqm (forklifts with a maximum permitted load of 3.1t/sqm)

    • Sectional door (3m W x 4.2m H), for ground-level access
    • Additional loading ramps with loading doors (3m x 3m) and electro-hydraulic dock leveler
  • Windows in the warehouse area

  • Energy-saving construction, DGNB-Gold certified
  • Separate supply to each unit with district heating, water and electricity for optimisation of ancillary costs

PHASE 7 (future development)

  • Warehouse height: Light Industrial: 6.5 m clear height Urban Logistics: 8.5 m clear height
  • Floor load: 5 t/sq m (Forklift trucks with a maximum total load of 5 t)
  • Each unit is equipped with 2 – 3 doors:
    • Sectional door (3 m W x 4.5 m H), for ground-level access
    • Additional loading ramps with loading door (3 m x 3.3 m) and electro-hydraulic dock leveller
  • Windows in the warehouse area
  • LED lighting
  • Skylights for optimum lighting conditions and ventilation
  • Energy-saving construction, DGNB-Gold certified
  • Separate supply to each unit with district heating, water, PV plant for optimisation of ancillary costs
  • 63 A power backup for each unit; can be increased if necessary

  • Warehouse height: 10.5 m clear height
  • Windows: Aluminum windows with insulated glazing
  • Warehouse floor:
    - Storage area: Floor evenness according to DIN 18202, Table 3, Line 4
    - Picking area: Floor evenness according to DIN 18202, Table 3, Line 3
  • Floor load capacity: 50 kN/sqm
  • Lighting: LED equipment
    - Illuminance in the storage area: 200 lux
    - Illuminance in the picking area: 250 lux
  • Heating: up to 17°C in the warehouse (radiant tube heaters)
