Strong demand for innovative smaller units at SEGRO Park Düsseldorf Flingern – construction of nine more of these units to commence
SEGRO has fully let all smaller units at SEGRO Park Düsseldorf Flingern just three weeks after completion
The customers come from a wide range of industries with diverse requirements, but with a clear focus on the city of Düsseldorf and the surrounding region. Due to high demand, the company is now starting construction of nine additional units, which are scheduled for completion in December 2026.
The last available unit in the first construction phase will be occupied by Deutsche Badsanierung 24 GmbH. The company specialises in the refurbishment and renovation of smaller bathrooms in German-speaking countries. It is leasing 473 square metres at SEGRO Park Düsseldorf Flingern.
The space occupied by Deutsche Badsanierung 24 is located in the area of the park where SEGRO has specifically designed smaller spaces to appeal to as broad a range of customers as possible. These units are characterised by low-emission timber construction for the supporting structure and façade. The exterior cladding consists of recyclable rock wool composite panels.
Each of the nine additional units comprises 325 square metres of storage space and 71 square metres of office and service space. This will create a total of 4,203 square metres of new space. S+V is acting as the general contractor for the construction work.

The first construction phase of SEGRO Park Düsseldorf Flingern comprises three buildings with a total of around 22,400 square metres of hall space, including office and service areas. In addition to smaller units, this also includes light industrial and urban logistics units. The flexibly divisible spaces, ranging from around 400 to 9,500 square metres, are suitable for companies from a wide range of industries. The company acquired the approximately 19-hectare site in 2022 from various subsidiaries of thyssenkrupp AG.
All buildings in the first construction phase, including the smaller units, meet the BEG40 energy standard. Office roofs and facades will be greened, and photovoltaic systems with a total output of 1.6 MWp will be installed on the hall roofs in the first construction phase. In addition, more than 50 parking spaces with electric charging stations and charging points for e-bikes are planned. SEGRO is aiming for DGNB Platinum certification for the buildings. The nine additional smaller units will also be implemented.
