On a 20 hectare site and after the deconstruction of the old site of 56,000 m2 in 2019, the project will be developed in several phases and includes a first mixed building with a total area of 27,852 m2 including 977 m2 of offices.

For this first building, a BEFA was signed in October 2020 with the LDLC Group, leader in IT and high-tech e-commerce in France. This new platform will allow the LDLC Group to store and distribute computer parts and equipment sold on their various websites and to provide after-sales service for these products thanks to an on-site workshop. The shipment will be made to all of France, the DOM-TOMs, Switzerland, Belgium, Luxembourg and Spain.

As for each of its projects, SEGRO aims to design and develop class A sites that meet the latest architectural and technical standards: the building intended for the LDLC Group is aiming for BREEAM certification at the "Excellent" level, it provides for the installation of photovoltaic panels and will benefit from the BiodiverCity® Life label, in particular thanks to the design of a landscaped basin to promote the development of biodiversity on site.

This achievement, the delivery of which is expected in November 2021, marks the first phase of the development of this campus which will give a second life to this former industrial site.

"We are delighted to set up our logistics and urban distribution activities in the future SEGRO Logistics Park Saint-Quentin-Fallavier, the location of the site allowing us to continue to manage our flows and serve our customers quickly. and qualitative. By offering us a secure site that meets the latest environmental standards and delivered as quickly as possible, SEGRO has been able to meet our need for logistical and commercial development,” explains Olivier de la Clergerie, Managing Director of the LDLC Group.

“In a region characterized by the scarcity of land, the development of this new site constitutes for SEGRO a new example of our know-how in terms of requalification of industrial sites. We are happy to demonstrate our ability to offer our user customers solutions that are adapted and also correspond to local expectations in terms of revitalizing the territory. Within our park, we still have the possibility of developing two other platforms, i.e. more than 50,000 m2 in this very dynamic market”, concludes Julien Meynadier, Large Logistics Development Director, SEGRO France.

For this transaction, Cushman & Wakefield advised SEGRO and Valoris Real Estate Groupe LDLC.
