A historical player in business parks in Île-de-France, SEGRO is strengthening its position in an asset class boosted by major urban projects as well as by the development of e-commerce and last-mile delivery.

Located in the heart of urban areas, SEGRO business parks benefit from strategic locations and offer spaces to accommodate companies from all sectors and all sizes (multinationals, SMEs/SMIs, start-ups, etc.). Their architectural quality, the flexibility of the spaces, the control of energy expenditure, the service offers offered and the particular care given to green spaces offer park users a privileged working environment and optimal comfort.

Among the new business parks that SEGRO acquires, two are already in operation (Taverny, Choisy-le-Roi) and three will be developed in white in 2019 and 2021. They all benefit from a privileged location, close to the main axes Ile-de-France motorways (A1, A4, A10, A86, A115, Francilienne).

The parks of Taverny “Taverparc” (13,550 m²) and Choisy-le-Roi (8,200 m²), still under ten-year guarantee, are respectively 91% and 100% let.

The business parks under development are located in Massy, Collégien and Roissy-en-France, in partnership with developers in the Ile-de-France region.

In Massy, in the territory of Paris Sud Aménagement, the development program provides for the construction of a business park with a total surface area of 6,200 m², in the heart of the new Massy Europe business park district and close to the Massy TGV station and the new mixed urban district Atlantis (housing, shops, offices, etc.). In partnership with Hertel Investissements, construction was launched last December for delivery of the park in the fall of 2019. The assets of the future park include high architectural and landscape quality, thus allowing it to integrate into the urban landscape, and equipment to adapt to new uses and environmental initiatives: electric charging stations for vehicles and bicycles, photovoltaic and wind-powered lighting.

It will consist of 8 independent and modular buildings of high architectural and technical quality, integrating tools to manage comfort options and optimize energy consumption, thus offering a privileged working environment for employees of SMEs and SMIs in the region. is Parisian.

In Roissy-en-France, developed in partnership with Foncière du Huit, the future business park will include two divisible buildings for a total area of 10,500 m² and will be delivered in the spring of 2020.
