Privacy and cookies

It follows from the report "PropTech in the warehouse market", prepared by SEGRO in cooperation with the Eurobuild CEE monthly. These and other key conclusions were presented on November 21 in Warsaw during the official premiere of the report.

In recent years, PropTech has stormed the warehouse real estate market, setting the direction of development for the entire industry. SEGRO, a developer, owner and manager of warehouse space, a market leader in the field of innovation offered to customers, decided to take a closer look at how many companies know and use PropTech solutions and what is their level of knowledge about the benefits of using these technologies.

Modern technologies as the creator of the future
As shown by the results of the survey carried out for the purposes of the report, for 58% of respondents, the term PropTech means innovative technologies in a general sense, and 38% of respondents identify it with this type of technologies used in the real estate industry. Although companies do not always know exactly what PropTech is from the very beginning, practically three out of four surveyed companies use such solutions. This shows that low awareness more often than of the area of using innovation concerns the nomenclature itself.

- When we ask market experts what will shape the real estate market in the near future, modern technologies always appear in the top three answers - emphasizes Ewa Andrzejewska, editor-in-chief of Eurobuild CEE. - However, the trick is not only to notice market trends, but also to be their creator - he adds.

Companies focus on innovation
PropTech solutions that are most popular among the surveyed entrepreneurs are: LED lighting (66%), light sensors in warehouse aisles (44%) and a system for remote reading and media control (22%). Less common among the respondents are the systems that automatically recognize license plates, which are used by 18% of respondents so far, and the monitoring of the roofs of the facility with sensors, sensors or drones, as well as the BAS / BMS system - used by every tenth surveyed entrepreneur. At the same time, slightly over 1/5 of respondents announce that in the near future they plan to use the above-mentioned automatic plate recognition systems and light sensors in warehouse aisles.

- New technologies are used not only during the operation of facilities, but also at the stage of their design. In SEGRO logistics parks, such solutions as LED lighting, a comprehensive media monitoring system or an automatic license plate reading system have been standard for a long time. It is clearly visible that the vast majority of entrepreneurs notice the advantages of innovative technologies - says Waldemar Witczak, Regional Director of SEGRO.

First of all, economy
As many as 89% of entrepreneurs notice the direct benefits of using PropTech solutions in warehouse spaces. The most important ones include economic benefits related to cost optimization (60%) and environmental benefits (46%). This means that Polish entrepreneurs more and more often pay attention not only to financial issues, but also to issues related to environmental protection. Moreover, according to nearly 90% of entrepreneurs, such innovations fit into the strategy of sustainable development of their company.

The survey for the report "PropTech on the warehouse market" was carried out by the method of electronic and telephone surveys on a representative group of Polish entrepreneurs by the publisher of the bimonthly "Logistics a Quality" and "Modern Magazine".
