Long Teng International GmbH will move into the first section. The food retailer specialises in Asian goods, but its product range extends far beyond that. It includes fresh items as well as ready meals, frozen foods and canned goods. The company has grown in recent years and was therefore looking for a new, larger location. It is now moving into 3,700 square metres at SEGRO Park Frechen.

Bestbion dx and Knock Doors and Windows have been selected for the second construction phase. Bestbion dx GmbH, a subsidiary of the global diagnostics company SD Biosensor, is an innovative provider in the field of microbiological laboratory diagnostics. With a wide range of diagnostic products, from PCR tests and antibiotic sensitivity tests to ELISA procedures, bestbion dx provides targeted support for healthcare and makes a significant contribution to improving patient care. The company has grown significantly in recent years and now wants to expand into a more attractive building with 1,000 square metres of space. To this end, SEGRO is converting a service area on the ground floor into office space and installing premises for the technical department.

Knock Türen und Fenster GmbH is also moving into 1,000 square metres. The company offers aluminium front doors and panels for homes, offices, showrooms, grocery stores, healthcare and industrial facilities for customers from various industries. It is the German subsidiary for nationwide distribution of a Turkish manufacturer, which plans to set up both a distribution centre and a showroom in the park.

Tim Rosenbohm, Director of Light Industrial at SEGRO Germany:

"At SEGRO, our aim is to create state-of-the-art, flexible spaces where companies can bring their ideas to life – regardless of their industry or requirements. The three new contracts are prime examples of this and underline that our offering is very well suited to market demand. The conversion of the ground floor space for bestbion dx is also a good example of our flexibility in optimally meeting customer requirements."

Panlong Yan, member of the management team at Long Teng International:

"Quality and freshness are particularly important in the food business. To guarantee this, favourable delivery routes are crucial. In this respect, the proximity to the motorway towards the west of Cologne played an important role for us when we decided on SEGRO Park Frechen. We were also convinced by the fact that we can move into a brand new building here that offers the latest standards in every respect."

Sascha Przybilla, Managing Director of bestbion dx:

"Our customers value the highest quality when selecting our products. We applied the same standard when searching for a new location for our company. After all, in order to grow, you need the right space. We were already very impressed by the extremely high environmental and social standards at SEGRO Park Frechen, and the flexibility in designing our new premises completely won us over."

Burak Erzurum, Sales Manager at Knock Doors and Windows:

"Our company has made the needs and requirements of its customers a priority for itself. SEGRO treats us with the same appreciation and customer focus, as a partner and on an equal footing. For this reason, and in view of the state-of-the-art facilities at the site, we feel very much at home at SEGRO Park Frechen. We are looking forward to opening a new location here – our fifth in Germany."

The state-of-the-art SEGRO Park Frechen is a development project covering a total of 52,000 square metres of land. Over 30,000 square metres of flexible rental space will be created here in various construction phases. The first phase was completed at the end of 2024, the second in July 2025. Together, the first two construction phases offer 30,900 square metres of commercial space, which can be divided into up to 16 units. SEGRO had already announced two new leases for Park Frechen in February and April, and another in July.

SEGRO Park Frechen also stands out thanks to its excellent location. It is situated at Europaallee 133-153 in the Europark industrial estate and has excellent connections to the A1 and A4 motorways.

The customer Long Teng International was referred by Realogis, bestbion dx by Vidan Real Estate GmbH and Knock Türen und Fenster by Logivest.
