As part of construction phase 4 for the logistics section of the park, which has now begun, two further units are being built – in addition to the existing 72,500 square metres of logistics rental space from logistics phases 1 to 3. As with many of its other projects in Germany, SEGRO is also implementing construction phase 4 at SEGRO Park Berlin Airport on a speculative basis. Completion is scheduled for July 2026. The additional units currently under construction will meet the highest standards in terms of asset quality, space flexibility and environmental responsibility. Demand for such state-of-the-art logistics space has proven to be robust compared to the broader market environment.

Parallel to the start of logistics construction phase 4, work on the park expansion in section 7 of the light industrial area is continuing. This will create 20 units with a total of 27,500 square metres. These will complement the current 85,000 square metres of light industrial and urban logistics space from light industrial phases 1 to 6. The new commercial spaces are deliberately small to medium-sized, ranging from 1,000 to 2,400 square metres. SEGRO plans to complete light industrial section 7 in January 2026.

SEGRO Park Berlin Airport combines two complementary areas: a logistics section with large units and a light industrial area offering flexible small and medium-sized warehouse and office units. These units can be rented individually or together, allowing customers to grow flexibly at the site. Further construction phases with additional light industrial and urban logistics space on the site are already in the planning stage.

SEGRO is aiming for the highest DGNB certification level of platinum for the sections 4 and 7 currently under construction, in line with the company's commitment to low-carbon growth. For example, photovoltaic systems with a peak output of almost one megawatt each will be installed on the roofs of both construction phases 4 and 7 at SEGRO Park Berlin Airport. Customers can also use the electricity generated by these systems to reduce their own CO2 consumption and energy costs. Wooden roof trusses will be used in the warehouses in phase 4, and all areas will be equipped with modern LED lighting. Customers will have access to charging stations for electric vehicles, and the roofs will be greened. SEGRO is also creating generous species protection areas in the park to create a healthy ecosystem. These include beehives, insect hotels and nesting boxes for native birds.

SEGRO Park Berlin Airport is located in the immediate vicinity of Berlin Brandenburg Airport. The park is situated directly on the B 96a federal highway and offers excellent connections to the motorway network via the A 113 and A 117.

Julian Kux, Director of Logistics at SEGRO Germany, says:

"With the continuous expansion of SEGRO Park Berlin Airport, we are meeting the demand for modern, flexible and sustainable logistics and commercial space. In our view, three factors make the difference: power supply and digital connectivity, flexible, automation-friendly floor plans, and sustainability in construction and operation. These factors are becoming increasingly important to us and enable our customers' success, which is why they are essential to us."
