After the acquisitions in 2019 of the Taverny, Alfortville-Choisy-le-Roi, Massy, Collégien and Roissy-en-France sites (for a total of 48,000 m², two in operation and three under development), SEGRO delivers new projects : SEGRO Park Massy and SEGRO Park Roissy - SEGRO Park Collégien having been delivered last June -, bringing its portfolio of business parks to more than 220,000 m² in Île-de-France.

SEGRO PARK ROISSY

Ideally located 30 minutes from Paris, in the heart of the ZAC du Moulin in Roissy-en-France – dynamic business area in the immediate vicinity of Roissy-Charles de Gaulle airport and its freight area – SEGRO Park Roissy enjoys a privileged location for companies looking for mixed premises. This situation is complemented by excellent road accessibility (A1, A3 and Francilienne motorways), as well as by an efficient transport network with the RER B, the 32ZA bus and, as part of the Grand Paris Express, the future line 17.

Built on 20,000 m² of land, with a total area of 10,300 m², the complex was developed in partnership with Foncière du Huit.

The site benefits from careful architecture and a wooded landscape. The complex has two buildings of four lots each, with independent access to the offices located on the ground floor and on the first floor.

Lots 2 and 3 of building 1 are already rented by the company REPMO (distributor of new/used machine tools in the field of turning, milling, electroerosion, measurement, grinding and 3D printing, etc.)

The other batches are currently being marketed.

SEGRO PARK MASSY

It is in the heart of the new mixed urban district of the ZAC Massy-Europe, on the territory of Paris Sud Aménagement, that the SEGRO Park Massy, with a total surface area of 6,200 m² and developed in partnership with Hertel, was delivered last spring.

Located 30 minutes from Paris, near the Massy TGV station and Paris-Orly airport, this privileged location meets the needs of companies looking for mixed premises near the capital.

The whole benefits from quality architectural services, allowing it to integrate into the urban landscape while offering a pleasant working environment. Equipment has also been planned to adapt the park to new uses and environmental initiatives: LED lighting for common areas, electric charging stations for vehicles and bicycles, as for outdoor lighting, it is powered by panels. photovoltaics and wind energy. The set meets RT 2012 thermal standards and has obtained HQE “Very Good” certification.

Two lots out of three are leased to DEKRA (leader in inspection, certification, services and claims management in the fields of Automotive, Transport and Industry), the third lot being being marketed.

Benjamin Marcovici, HERTEL Program Director

“Hertel has been present for 10 years in the town of Massy as an investor, promoter and general contractor. The SEGRO Park Massy operation was designed by the NOMADE Architectes agency designated during the competition launched by the company Hertel, the city of Massy and Paris Sud Aménagement (the developer of the ZAC Massy-Europe). Both promoter and general contractor on this operation, Hertel has built a mixed activity/office building of the latest generation which follows the historical principles of the company: high architectural quality, respect for energy performance - in particular with the obtaining of NF certification HQE Tertiary Buildings -, and divisibility of the building. »

Willem Pauwels, Director of Paris Sud Aménagement

"PariSudam for several years, by imagining this type of architectural and landscaping project, without common measure with the achievements encountered in other business parks, creates from the Massy-Europe park a living quarter, with user flows and intense entrepreneurial synergies.
This project continues to give a new tone to Massy-Europe, strategically positioned to the south of Greater Paris and which compiles the advantages.
Close to the stations, it benefits from a unique service in Île-de-France. Place of exchanges with the start-ups and laboratories of Paris-Saclay, it brings together many companies already established.
A demanding and daring business park, and a district that is pleasant to live in while remaining competitive, which in Île-de-France is already setting an example. »

Édouard Ancel, Director of Urban Distribution & Business Parks, SEGRO France

"In the context of the challenges linked to Greater Paris and the growing demand for proximity to the capital and the main transport routes, we aim to expand our position as a leader in business parks and urban logistics in Île-de-France. . We are delighted to have completed these last three developments, within the framework of constructive partnerships with developers specializing in their respective markets.

In line with this strategy, last March, SEGRO signed a VEFA with Linkcity Île-de-France, Semavo and Portica for the construction of an 11,000 m² business park located in Thillay (95), in the heart of A Park, a new tertiary center near Paris-Charles de Gaulle airport, bringing the portfolio of SEGRO France business parks to more than 220,000 m² in Île-de-France. »
