Privacy and cookies

The buildings include a new 300,000 sq ft regional distribution hub for DHL eCommerce UK and two speculative units, comprising 140,000 sq ft and 220,000 sq ft respectively.

In line with the company’s Responsible SEGRO commitment to Champion low carbon growth, the units have been built to modern sustainability standards, achieving a BREEAM ‘Excellent’ rating and the highest EPC A+ standard. The warehouses – designed to maximise natural light and ventilation – are equipped for the installation of occupancy sensors and incorporate photovoltaic panels for on-site power generation.

SEGRO Park Coventry has already seen strong demand, with DP World Logistics signing a pre-let in 2023 for  a fourth building at the development which will see the company occupy 598,050 sq ft of space. The customer specialises in the design and operation of complex supply chains for the high-growth automotive and technology industries. It also provides warehousing and distribution solutions for a range of clients. In total these pre-lets and speculative buildings account for 40% of the consented development space at SEGRO Park Coventry.

“After acquiring this brownfield site in 2020 we had to carry out a huge amount of work to regenerate the land ahead of construction and occupation. Knowing the effort and commitment that went into this from hundreds of people across our project team and supply chain makes it extra special to see this significant milestone of the first buildings completed being achieved.

“The two pre-lets, which are due to be operational later this year, demonstrate there is already strong demand for this high-quality logistics space in this location. We are working hard to convert the initial interest on the speculative units into signed leases and to progress the remaining plots on the development, and we remain confident in the role this development can play in supporting employment and economic growth in the region.”

The completion of these buildings represents the first activity undertaken as part of SEGRO’s commitment to invest £2 billion and deliver 13.5 million sq ft of modern, sustainable warehouse space over ten years in the West Midlands. SEGRO was announced as a strategic partner of the West Midlands Combined Authority in May 2023 with a focus on delivering tech-enabled logistics facilities as well as purpose-built space for Research & Development and light manufacturing. The development programme is expected to create up to 14,000 jobs across a wide range of employment types and industry sectors.

SEGRO is also delivering a Community Investment Plan to support the local community and bring long-term economic and social benefits to the region. The developer partnered with local charity, Groundwork West Midlands, to create outdoor green community spaces at the Willenhall Employment and Education Training Centre and Willenhall Primary School, supporting the wellbeing of the local community and unemployed people from the area. SEGRO is also working in partnership with social mobility charity, Career Ready, to develop a School programme at Grace Academy, supporting students on their career journeys.

SEGRO Park Coventry is located to the south of Coventry city centre, with six major motorways within 25 minutes’ drive and 85% of the UK’s population reachable within four hours.  The site will deliver a total of 3.7 million sq ft of modern industrial and distribution space and will sit adjacent to a new 200-hectare community park created by SEGRO.
