Privacy and cookies

Focus Logistics has signed a 10-year lease at the 31,658 sq ft carbon neutral and BREEAM ‘Excellent’ standard unit, which will be used to facilitate the growth of the company’s off-site logistics service.

The unit will become a construction material distribution centre and deliver to sites on a just-in-time basis. Focus Logistics has a 10-year pipeline of contracts to provide construction materials to developers in East London, including schemes in Canary Wharf, West Ham and Kidbrooke, and Barking and Riverside Development, along with a number of other schemes in The City and central London.

“Focus Logistics plays an important role in the supply chain that will deliver much needed housing and critical infrastructure for thousands of people in London, and we’re pleased they chose SEGRO Park Rainham as a great place from which to fulfil this goal. It also reinforces that there is strong demand for well-located, high-quality, mid-box industrial warehousing in East London, such as SEGRO Park Rainham.”

James Copperwait, Chief Executive at Focus Logistics and SmartHub Logistics, said:

“Construction Logistics is going through a period of significant and much needed change, and Focus, with our SmartLogistics and SmartHub business model, are leading that change. By opening Unit 6 SEGRO Park in Rainham, we now have two best-in-class logistics distribution centres from where we can manage and deliver construction materials on a truly just-in-time basis to major construction projects around London and the South East. This is targeting a 50% reduction in overall construction waste produced, along with a 50% reduction of construction vehicles on London’s already over congested roads.”

Focus Logistics will be joining other customers at the estate, including Mitsubishi Electric and MEP Hire. The letting brings the total occupancy of SEGRO Park Rainham to 81%, with Phase One completely let and Phase Two 62% let or under offer. Two units remain available, totalling 24,818 sq ft of space.

Customers at SEGRO Park Rainham benefit from a variety of amenities and services including flexible leases, onsite meeting room facilities, recruitment support, and training and development opportunities. It is also within proximity of the A13, giving customers easy access to central and East London.

Phase Two of the development of SEGRO Park Rainham is complete. Each unit incorporates highly efficient sustainability measures, such as BREEAM ‘Excellent’, and Carbon Neutral Status. They incorporate features such as photovoltaic panels on roofs and walls, LED lighting, green walls and electric vehicle charging points as standard. These measures demonstrate the company’s ‘Responsible SEGRO’ commitments to champion low-carbon growth and being net-zero carbon by 2030.

SEGRO Park Rainham is part of SEGRO’s East Plus regeneration scheme, a ten-year partnership with the Greater London Authority. East Plus will deliver 1.4 million sq ft of modern industrial space across Havering, Newham and Barking & Dagenham, breathing new life into previously derelict land.
