Ocado, the world’s largest grocery retailer of its kind, leased a new speculatively built 68,392 sq ft facility at Origin in 2014, from which it distributes groceries. It has now committed to a new 15-year lease on the building.

In addition, Ocado has agreed a new lease on a separate, 52,806 sq ft unit, taking its total occupancy at Origin to over 121,000 sq ft. The additional facility, rated BREEAM Excellent, will serve as an extension to Ocado’s existing site, enabling it to increase capacity for delivery of online orders to customers based in and around West London.

SEGRO is working with Ocado to add substantial infrastructure to enable the operation of additional electric vehicles from the unit.

The agreement builds on the growing relationship between the two companies, with Ocado, in partnership with M&S, establishing a 304,355 sq ft state-of-the-art customer fulfilment centre at SEGRO Logistics Park Purfleet. The expansion at Origin takes Ocado’s total space within SEGRO’s portfolio to over 400,000 sq ft across three buildings.

Alan Holland, Managing Director, Greater London at SEGRO, said:

“The demand for online groceries continues to rise and we are pleased to be able to accommodate Ocado’s expansion at Origin. The quality of the warehouse facilities combined with its location in West London and a vast urban catchment area makes Origin a compelling location.

“This is a great example of the strong and meaningful relationships we seek to build with our customers and how we have been able to invest the time to understand Ocado’s requirements and offer them a creative solution at Origin.”

Ed Grover, Property and Network Development Manager at Ocado Retail, said:

“We’re pleased to continue our partnership with SEGRO at Origin, Park Royal. Extending our site creates over 150 jobs for local people and allows us to serve a growing customer base in the London area. We’ve seen a huge demand for our services this year and we’re pleased to be able to expand our operations to serve over 10,000 more customers from Park Royal.”

Origin comprises six urban logistics and light industrial warehouse units and has attracted high profile brands, including John Lewis.

Park Royal provides easy access to the A40 (Western Avenue), which links to the A406 and M25. As well as delivering superb transport links, Origin is only eight miles from Central London – one of the key factors behind international and national companies choosing to locate at Park Royal. The site also benefits from a labour pool of over six million people living within a 30-minute drive.
