The Goodness Baker has taken a 1,171 sq ft unit to produce fresh pastry goods and cakes; whilst Green Drop Consultants, who provide IT consulting, has taken a 549 sq ft unit for office use.

The two new customers have moved into the estate’s Innovation Business Centre, a part of the Enterprise Quarter which is made up of 26 units, ranging from 500 sq ft to 1,500 sq ft. It is designed specifically for start-ups and small businesses, bringing like-minded people together to help drive customer growth.

With the recent additions, 96% of the Innovation Business Centre is now let.

Adrian Maftei, Company Director at The Goodness Baker, said:

“SEGRO has done a great job in welcoming us and supporting us in our growth. Our new unit at SEGRO Park Rainham enables us to run our bakery seamlessly and within a flexible and vibrant environment. The location is also ideal, as it gives us easy access to our customers and suppliers in Central London.”

Other customers at the Innovation Business Centre include Heart and Soul Nuts, a start-up specialising in the production and sale of peanut butter, who began operating from a kitchen table before to moving into a 1,115 sq ft unit at SEGRO Park Rainham.

Alan Holland, Managing Director, Greater London at SEGRO said:

“It has been a tough climate for businesses over the past year, particularly for start-ups and small businesses that don’t tend to have the same level of cash reserves as bigger companies. It’s therefore great to be able to support smaller enterprises like The Goodness Baker and Green Drop Consultants through the flexible leases and collaborative spaces we offer at the Innovation Business Centre.

At SEGRO, we pride ourselves on our ability to listen to our customers and give them the support they need to help them grow. We ensure that this approach applies to all of our customers, regardless of their size.”

The second segment of the Enterprise Quarter is the Enterprise Business Centre, that provides slightly larger units. This has also been popular with small businesses and is now almost 70% leased. Radical Technology and Shipit Logistics – two self-balancing electric scooters wholesalers – recently took a 3,591 sq ft unit and a 3,729 sq ft unit respectively, while Dr Ice Enterprise occupied an even bigger space, using its 1,703 sq ft unit for polishing and manufacturing jewellery.

Overall the Enterprise Quarter is now more than 85% occupied.

The success of the Enterprise Quarter coincides with the completion of the second and final phase of development at SEGRO Park Rainham. Phase Two has seen the creation of 108,000 sq ft of space across five units. Several innovations have been incorporated into the development, including smart sensors within two of the units to help improve operational efficiency and a Tesla battery in one unit to store generated electricity. It also includes features to improve biodiversity, employee wellbeing and sustainability.

Customers at SEGRO Park Rainham benefit from a variety of amenities and services including flexible leases, onsite meeting room facilities, recruitment support, and training and development opportunities. It is also within close proximity to the A13, giving customers easy access to central and East London.

SEGRO Park Rainham is part of SEGRO’s East Plus regeneration scheme, a ten-year partnership with the Greater London Authority. East Plus will deliver 1.4 million sq ft of modern industrial space across Havering, Newham and Barking & Dagenham, breathing new life into previously derelict land.
