The shift from a vacant warehouse to a modern data centre will:
- Create higher value jobs, long after the construction phase ends
- Add £154 million to the local economy during the construction phase of the project, from a combination of new jobs, more business activity and increased demand for services
- Add a further £37-57 million per year to the local economy once the data centre is up and running
- Generate £110 million per year in local wages during the construction period, and a further £28 million per year once the data centre is operational
- Produce £2.3 million per year in business rates, which helps to fund public services locally

The development of this project is expected to generate hundreds of jobs during its construction and fit out phases, which will be complemented by a comprehensive package of support designed to upskill the local community, with an emphasis on fostering a diverse and inclusive future workforce for the technology sector.
Data centres are critical to the digital economy, creating highly skilled job opportunities in London and across the UK, providing the essential infrastructure that drives technological innovation, growth, and contributes to building a more inclusive digital society.
In line with SEGRO’s Responsible SEGRO framework and Pure DC’s ESG ethos which prioritise investment in local communities, the joint venture aims to establish a range of projects that will bring employment, educational, and environmental benefits to the surrounding area.
SEGRO and Pure DC are committed to delivering tangible social value for local communities through:
- Construction-phase employment: hundreds of roles for construction workers, trades, engineers, and support staff
- Operational employment: ongoing positions in maintenance, security, engineering, and administration
- Skills initiatives: partnerships with local schools, colleges, and the OPDC to offer apprenticeships and training programmes
