Overview

The state-of-the-art SEGRO Logistics Park Oberhausen is a successful revitalization project on a former mining site, featuring a total of 120,000 square meters of rental space and located in close proximity to an existing SEGRO logistics hall.

Particularly, the last construction phase, Phase 3, was built to the highest standards for sustainable, ecological, and energy-conscious construction. The building envelope has been insulated with high-quality materials and meets the requirements of the KfW building standard "Efficiency House 40." The property also generates its own green electricity through a photovoltaic system installed on the entire roof area, with the tenant utilizing the generated power. Additionally, for the Oberhausen project, we are striving for the first time in Germany to achieve the DGNB Platinum and DGNB Climate Positive sustainability certificates. The latter implies that the CO2 emissions generated by the building in its operation and use are lower than the emissions resulting from the building's own production and export of greenhouse gas-free energy.

Furthermore, the Oberhausen site is the first SEGRO Logistics Park in Germany to feature a Wellbeing area, providing on-site employees with seating and sports facilities in a green park setting.

The logistics park is located in close proximity to the Oberhausen highway interchange (A2/A3), ensuring optimal transportation connections. For example, the Duisburg Harbor, Europe's largest inland port, is less than 15 km away. The city of Oberhausen has also laid the foundation for mitigating the impact of logistics-related truck traffic on residents by constructing a bypass road.

Currently, in Phase 1 of the park, there is approximately 40,000 square meters of rental space available.
