  • The new hub, currently under construction and located within the first ring of Barcelona, will have a surface area of 22,000 m² (GLA). The completion is scheduled for the second half of 2027.
  • The project is an example of SEGRO's strategy, which includes a focus on pre-leasing assets located in prime locations and designed in accordance with the highest standards of sustainability, innovation and energy efficiency.

SEGRO, one of Europe’s leading owners, managers and developers of modern warehouses, industrial property and data centres, has announced the signing of an agreement with ISDIN, a global reference laboratory in photoprotection and dermatology, for the development of its new logistics hub in Martorelles (Barcelona). 

The project, SEGRO Logistics Park Martorelles IV, will be a state-of-the-art facility designed and built to the highest standards. The building will be classified as Class A and is targeting BREEAM Excellent certification. Throughout the design and construction phases, a Life Cycle Analysis (LCA) has been undertaken to monitor and minimise CO₂ emissions, ensuring performance levels significantly below current market benchmarks. 

Once operational, the building will feature rooftop photovoltaic panels with a capacity of 275 kWp, as well as an intelligent BMS (Building Management System) capable of monitoring and controlling all installations in real time. This system will maximise energy efficiency, optimise consumption and reduce operational emissions. The facility will also be equipped with electric vehicle charging points, supporting the promotion of sustainable mobility. 

The warehouse will feature 25 loading docks, two level-access ramps, a 35-metre manoeuvring yard and a minimum interior clear height of 11.50 metres. It will also be designed to comply with high fire-risk technical specifications (Level 8). In line with SEGRO’s focus on people’s wellbeing, the property will pursue WELL Gold certification and will incorporate open, naturally lit workspaces along with rest areas, a canteen and changing rooms, all conceived to provide a functional, comfortable environment fully adapted to the needs of ISDIN’s employees.

"This new development is part of the company’s sustainable growth strategy, which prioritises the regeneration of existing industrial and logistics land (brownfield sites). The new facility will be built on a 36,000 m² plot, that once housed Valeo’s operations, located in the Can Roca industrial estate in Martorelles.” 

The transaction was completed with the advisory support of Savills, following a co-exclusive commercialisation strategy carried out together with Forcadell.
