Welcome to the website for the emerging SEGRO Logistics Park East Midlands Gateway 2 proposal.

The draft proposal for the industrial and logistics development is defined as a Nationally Significant Infrastructure Project (NSIP) and if approved, the proposal would deliver c.260 acres of warehouse employment space, the creation of c.4,000 new jobs and an overall investment of around £310 million into the local area.

What to expect from the planning process

SEGRO Logistics Park East Midlands Gateway 2 (SLPEMG 2) is classified as a Nationally Significant Infrastructure Project (NSIP). This means that the application for permission will be submitted as a Development Consent Order (DCO).

The application will be determined by the Secretary of State, rather than the local authority. However, the local authority will play a key role as a consultee. The NSIP and DCO process is governed by a specific timetable and process led by the Planning Inspectorate, which offers guidance on their website.

Before submitting the final application, SEGRO will consult on its emerging proposals. This includes engaging with the local community and a wide range of stakeholders to gather feedback on the draft proposal for SLPEMG 2.

 

This consultation is expected to take place in early 2025. Exact consultation dates will be confirmed soon. In the meantime, there will be informal discussions and engagement with various consultees and other groups.

Once the application is submitted, local residents and consultees will have another opportunity to provide feedback by submitting comments directly to the Planning Inspectorate. You can also participate in the formal Examination process if you wish.

We will update this website with the latest documents and details to support the consultation process as we progress towards submission of the application.

  • Draft application material and plans consulted upon including site location plan, illustrative masterplan, parameters plan, environmental statement chapters, draft development consent order and explanatory memorandum
  • In person public exhibitions and online webinar

From April 2025

Application Submission
  • Detailed proposals for all aspects of SLPEMG2 incorporating amendments to reflect consultation responses will be prepared and submitted to the Planning Inspectorate
