Location
The main site sits south of the A453 and south of East Midlands Airport, west of the M42 close to Junction 23A of the M1 motorway with the Moto Donnington Park Services to the immediate east of the site. The village of Diseworth is located to the west of the site. The site includes an unbound, unclassified track road known as Hyam’s Lane, and a right of way (footpath L45/1) follows a similar route to Hyam’s Lane.
Extending to approximately 105ha (approx.. 259 acres), the majority of the proposed new development site is focused on land south of the A453, with the draft site boundary including other land to deliver highways works and improvements that are expected to be required to accommodate new traffic.
This includes land located:
- Along the A453 heading north, the SEGRO Logistics Park East Midlands Gateway 1 gyratory and access junction, and parts of the M1 Junction 24.
- Within the existing EMG1 Logistics Park site to enable improvements to the operational capacity of the EMG rail freight terminal.
The site is part of the East Midlands Freeport, specifically the ‘EMAGIC’ (East Midlands Airport and Gateway Industrial Cluster) initiative.
The location and above initiative play a direct role in supporting the economic activity across the cities of Nottingham, Derby and Leicester, and beyond.
