Sustainable and state-of-the-art warehouse space in Frechen

The state-of-the-art SEGRO Park Frechen is a development project on a total of 52,000 square meters of land. Over 30,000 square meters of flexible rental space will be created here in various construction phases.

The construction of the first phase with approx. 10,000 square meters of light industrial and office space has already started. The speculative development will be built according to the latest standards for sustainable, ecological and energy-conscious building and is expected to be completed by the second quarter of 2023. The development of the park is guided by the requirements of the DGNB Gold certification, which is being targeted with this property.

Another high priority for us is the well-being of our customers. Therefore, a lot of importance is attached to daylight and green areas outside the property.

SEGRO Park Frechen is located at the gates of Cologne and is perfectly connected to the international motorway network (A 1 and A 4). As a light industrial park, the facility expands our portfolio in the Rhine-Ruhr region and additionally offers flexible space for local and national companies.

The first four units of the current construction phase will be available from the fourth quarter of 2023.

  • Warehouse height: 8 m clear height (unit 1-4)
  • Roof: Sheet insulated roof with heat insulation and partially green roof according to valid EnEV
  • Windows: Aluminium windows with double glazing
  • Warehouse floor: Reinforced concrete floor with jointfree hard aggregate spread. Designed for maximum permitted forklift loads of 50 kN (≈5 t) overall weight and concentrated loads of racking posts of 25kN (≈ 2,5t) with 100cm/30cm/100cm distance between columns and 15cm x 15cm base plates evenness
  • Heating: Radiant tube heaters, designed for room temperatures up to 17° C (warehouse) / 20° C (offices/social rooms)
  • Service area: Window bands, suitable for permanent workplaces, LED lighting
  • Aiming for DGNB Gold certification
  • Green electricity through photovoltaic system
  • Green infrastructure: charging stations for electric vehicles
  • Green roofs
  • Biodiversity: Beehives, bird nesting holes and insect hotels
