Since 2017, SEGRO's environmental policy has been to certify all of its new projects.

We have gradually upgraded the level of our BREEAM certifications. Thus, since 2023, all development projects have been studied to achieve the “Excellent” level.

Below, an example of the assessment perimeters of a BREEAM certification.

Our ambition is not limited solely to buildings. We attach particular importance to the recovery of biodiversity within our projects. By associating the expertise of an ecologist from the design of the development plan, our new operations multiply the different types of habitats (landscaped ponds, hedgerows, hay meadows, etc.). This favorable approach to increasing biomass is certified by the “Biodivercity Life” label. Our latest parks in Saint-Quentin-Fallavier (38) and Elancourt (78) will benefit from this label.

The SEGRO group's environmental policy aims for carbon neutrality on all of its projects by 2030. To achieve this ambitious objective, SEGRO's technical teams take into account the Life Cycle Assessment (LCA) of building materials. This means integrating the energy necessary for their productions up to their degrees of reuse at the end of the cycle. The ultimate goal is to have the lowest possible carbon impact. The partners who help us calculate the ACV have been trained by us and use appropriate software.

We are constantly looking for decarbonization solutions both to achieve our certification objectives and to offset construction activity. Our projects include, for example, photovoltaic panels, natural overhead lighting, green roofs, Evergreen car parks, geothermal heating and cooling, multi-energy stations, the reception of new habitats (insects, pollinators, birds, etc.) flowery meadows, country hedges and also landscaped ponds serving as natural infiltration or water retention...

Example of environmental initiatives on a SEGRO project

To date, more than 33 of our buildings are certified in France.

SEGRO is also involved in the operating phase of the life cycle of buildings. One of our business parks of more than 150,000 m² is ISO 14001 certified, which allows fine and virtuous management of this park. For example, the quantity of waste produced has been reduced by 35%.

And tomorrow ?

We are at the disposal of our users to extend the certifications in the exploitation phase with labels such as BREEAM in use, or Biodivercity Life. As with our construction projects, we study the BBCA, BIM as Built, Well and Ecocycle labels.

SEGRO has started and will continue to equip 5% of its parking spaces with charging stations.
