Privacy and cookies

In 2025, SEGRO began the BREEAM In-Use certification process for its existing properties in Poland. The first phase of certification was completed last autumn and covered 16 buildings with a total floor area of 335,000 sq m, located in SEGRO business parks across Poland. 

The next stage of the project is proceeding according to plan, and as early as the first quarter of 2026, as many as eight buildings in parks in Łódź, Gliwice, Stryków, Wrocław and the Żerań park in Warsaw have already been certified.

“BREEAM In-Use certification forms part of our broader, consistently implemented approach to property management in Poland. Our activities in this area support the objectives set out in SEGRO’s business strategy and the Responsible SEGRO programme. It is worth emphasising that, for a project being carried out across multiple locations, the key factors are the effective organisation of the entire process, the experience of our teams, and collaboration with customers, thanks to which we are able to efficiently manage the subsequent stages of certification.”

BREEAM In-Use involves an analysis of the environmental and operational parameters of existing buildings, including energy efficiency, resource management and the comfort of occupants within the building. From the perspective of the owner and manager, this supports long-term, responsible building management, whilst for customers it confirms the standard of the spaces they use. The certification process for SEGRO’s older properties in Poland is scheduled to be completed in 2027.

For many years, SEGRO has been delivering warehouses to the market that are certified whilst in the construction phase; furthermore, since 2022, all new developments have met the requirements for BREEAM New Construction certification at a minimum of the ‘Excellent’ level.
