Privacy and cookies

The connection between SEGRO and the new client was established through Düsseldorf’s Economic Development Agency – a testament to the successful collaboration between the city’s initiative and businesses.

Sapporo Nishiyama Europe GmbH is a subsidiary of Nishiyama Seimen Co., Ltd. It has been based in Düsseldorf since its foundation in 2014, where one of the largest Japanese communities outside Japan resides. The Japanese parent company was founded back in 1963 and specialises in producing noodles for the traditional Japanese dish Sapporo Ramen. In Japan, the company supplies more than 3,000 restaurants and retailers.

“With SEGRO Park Düsseldorf Flingern, Sapporo Nishiyama Europe GmbH has found the ideal location for its first ramen production facility outside Japan. This investment sends a strong signal regarding Düsseldorf as a hub for Japanese business and, at the same time, underlines the importance of forward-looking business parks for securing valuable industrial land in Düsseldorf, as well as for the sustainable development of the city’s business landscape. As the state capital, we support such projects through our Office for Economic Development as part of close cross-departmental cooperation and a service-oriented, practical approach.”

The newly let space is located in the first phase of SEGRO Park Düsseldorf Flingern, which was completed at the end of January 2026. This phase comprises three properties offering a total of 22,400 square metres of warehouse space, including light industrial and urban logistics units, as well as purposefully smaller commercial spaces. The flexibly divisible units, ranging in size from around 400 to 9,500 square metres, are suitable for companies across a wide range of sectors. Upon completion at the end of January, around two-thirds had already been let. 

In addition to an attractive location in the immediate vicinity of Düsseldorf city centre and the A46 motorway, modern facilities and an architecturally appealing façade design, SEGRO is placing a strong emphasis on environmental and social sustainability in the development of the site. This is in line with the company’s commitment to low-carbon growth and investment in local communities. All buildings will meet the BEG40 energy standard, and office roofs and building façades will be greened. PV systems with a capacity of 1.6 MW peak (in the first construction phase) will be installed on the warehouse roofs. In addition, over 50 car parking spaces with electric charging points and charging points for e-bikes are planned. Given these very high standards, SEGRO is aiming for DGNB Platinum sustainability certification for the buildings in the first construction phase.

The entire SEGRO Park Düsseldorf Flingern will offer more than 44,000 square metres of warehouse space, including associated office and service areas. SEGRO had commenced construction in 2024 on a speculative basis due to the high quality of the site. The company had acquired the approximately 19-hectare site in 2022 from various subsidiaries of thyssenkrupp AG.
