SEGRO begins expansion of SEGRO Park Düsseldorf Süd

  • SEGRO responds to strong demand for modern, sustainable Light Industrial units

  • Construction of two new industrial buildings providing a total of 15,000 sq m of lettable space

  • Creation of twelve units ranging from 1,000 to 1,500 sq m

  • Completion scheduled for Q3 2027

The units, ranging in size from 1,000 to 1,500 sq m, have been designed to offer a high degree of flexibility and are particularly suited to service providers, trade businesses and companies with light manufacturing or logistics operations. The new buildings, which will comprise warehouse, office and ancillary accommodation, are scheduled for completion in the third quarter of 2027. Upon completion, the total lettable space at SEGRO Park Düsseldorf Süd will increase to 107,000 sq m.

Over the past few years, SEGRO Park Düsseldorf South has established itself as a thriving business location. Today, the park comprises around 92,000 sq m of lettable space and is home to approximately 40 companies from a wide range of industries.

With the new Phase 12A, SEGRO is responding to sustained strong demand for sustainable and flexible Light Industrial units in the Düsseldorf market. The sustainable space concept has already proven highly successful at SEGRO Park Düsseldorf Flingern, where only one unit is still available after the development's completion in January 2026.

Demand for flexible light industrial parks in well-connected urban locations remains strong. The new units will provide modern, efficient and sustainable accommodation for businesses seeking high-quality premises while benefiting from close proximity to customers, employees and major transport links."

The buildings are being designed and constructed in line with modern ESG standards. Sustainability features will include an EG40 energy efficiency standard, rooftop photovoltaic systems, heat pumps, green roofs on the office buildings, green façades and electric vehicle charging infrastructure. The development is also targeting DGNB Platinum certification.

Located close to Düsseldorf city centre, SEGRO Park Düsseldorf Süd is one of SEGRO's largest urban industrial parks in Germany. The scheme represents the successful regeneration of the former Feldmühle paper mill site into a modern business park. The location benefits from excellent regional and national transport connections. The B228 trunk road is approximately two kilometres away, while the A46 and A59 motorways are both within three kilometres. Düsseldorf Central Station is around ten kilometres away and Düsseldorf Airport can be reached in approximately 30 kilometres.
