SEGRO, the leading developer and owner of warehouse and industrial property, will deliver 190,000 sq ft of modern, high quality space at SEGRO Park Tottenham, located in London’s Zone 3.

The scheme secured planning consent from Haringey Council and the Greater London Authority in January and SEGRO has moved swiftly to begin work on site, which is expected to complete in February 2022.

The new industrial park will deliver a well-connected and modern urban logistics hub which sets a new benchmark for sustainable industrial development and workplace wellbeing. The buildings are designed to be carbon neutral with A+ Energy Performance and BREEAM Excellent ratings. Features will include photovoltaic cells, green walls and external amenity areas.

It is anticipated that the eight new speculative units will provide over 250 jobs and SEGRO is working with the London Borough of Haringey to deliver a skills and training programme to help members of the local community secure employment. The programme will include apprentices working on the construction of the park and the delivery of Science, Technology, Engineering and Maths (STEM) events for local school and college students.

Alan Holland, SEGRO’s Managing Director, Greater London, said:

“The start of construction is a key milestone for what we believe is a game-changing industrial development at SEGRO Park Tottenham. In addition to raising the bar for environmental standards, we’re looking forward to making a positive impact on the local employment market and economy through job creation and skills and training opportunities for young people in the community.”

About SEGRO

SEGRO is a UK Real Estate Investment Trust (REIT), listed on the London Stock Exchange and Euronext Paris, and is a leading owner, manager and developer of modern warehouses and industrial property. It owns or manages 8.8 million square metres of space (95 million square feet) valued at £15.3 billion serving customers from a wide range of industry sectors. Its properties are located in and around major cities and at key transportation hubs in the UK and in seven other European countries.

For over 100 years SEGRO has been creating the space that enables extraordinary things to happen. From modern big box warehouses, used primarily for regional, national and international distribution hubs, to urban warehousing located close to major population centres and business districts, it provides high-quality assets that allow its customers to thrive.

About SEGRO Park Tottenham

As the first of its kind in industrial development, each unit at SEGRO Park Tottenham will have green walls – helping purify the air, regulate the temperature and promote biodiversity in the local area, as well as creating a more enjoyable surrounding for those working in and around the site.

Along with the green walls which will grow a variety of species of plants carefully selected to remove pollutants from the air and reduce carbon dioxide, mature trees will be planted in the landscaped areas to attract native wildlife and play an important role in reducing carbon dioxide levels. Customer wellness will be enhanced by increasing natural light at the estate, providing outdoor seating and gym equipment and improving air quality and noise reduction.

Secure bike sheds will also double up as ‘insect hotels’ with specifically designed wooden habitats to house bugs and insects as part of a holistic approach to biodiverse estate management. Electronic vehicle charging points will be installed across the estate to encourage customers to use electric vehicles around the capital and the low emission zone.

During construction, no material will be sent to landfill and once complete, the development will be targeting ‘Outstanding’ by the environmental benchmark ‘BREEAM’. The roof areas will be fitted with photovoltaic panels which will capture solar energy and convert it into electricity, generating 10% more energy than the building uses.

The estate will be split over eight units, ranging in size from 6,815 sq ft to 50,050 sq ft, providing industrial space on the doorstep of London from which businesses can meet their customers’ demands.

The estate will deliver a well-connected and modern urban logistics hub that is virtually unrivalled in its proximity to central London. It will enable quick and easy access to the North Circular and M25. This prime location will further support SEGRO’s customers, enabling them to meet the increased demands of their own consumers.
