ICADE PROMOTION, a reference in real estate development, SEGRO, a major European player in logistics real estate, the SNCF, as well as the manager of the Olympiades slab, ASL Olympiades so that the latter entrusts SemPariSeine with the management of the urban studies.

As such, the AUC Architectes Urbanistes, Grand Prix de l'Urbanisme 2021, continues the work previously undertaken on the territory with a precise mission of the MasterPlan Olympiades 2030.

This partnership was presented last March within the "Ateliers Olympiades", which brings together the main actors of the territory on the initiative of the First Deputy Mayor of Paris in charge of urban planning, Emmanuel Grégoire and the mayor of the 13th arrondissement. , Jerome Coumet. It follows the signing in July 2020 of land promises between SNCF and the winners of the Réinventer Paris 2 competition on the Gobelins station site with the Re-prendre Racines project, Icade Promotion and SEGRO.

The Icade Promotion-SEGRO consortium has also commissioned SemPariSeine to assist it in carrying out consultation with residents. A kick-off meeting for the public information, participation and contribution process is scheduled for the start of the next school year.

Resulting from the partnership between Icade and SEGRO, the tertiary and logistics project, located in the Olympiades district, was designed with the architecture and urban planning agencies Data architectes and Anyoji Beltrando as well as the landscaping agency Wagon Landscaping. It will be delivered by 2025, and provides for the construction of a set comprising:

  • Mixed spaces created by Icade:
    • Two office buildings totaling more than approximately 14,000 m², offering workspaces for local start-ups as well as for metropolitan companies,
    • 4,600 m² dedicated to sport (climbing, basketball courts),
    • 3,500 m² of vegetated surfaces, constituting an island of freshness within the Olympiades slab.

The complex will be a new destination for local residents and Parisians, offering a large garden open to all and a café overlooking Regnault and Nationale streets.

  • An urban distribution center built by SEGRO:

Assisted by the architecture firms Atelier A4+ and Anyoji Beltrando, SEGRO is planning the construction of a 75,000 m² logistics center in the basements, intended for urban distribution and last-mile delivery. Serving the city and Parisians, the project will fit into its urban environment through the implementation of soft mobility, electric vehicles and scooters. Finally, the complex will host an incubator of new local services intended for local residents, promoting in particular circular economy initiatives: café aimed at promoting social ties, neighborhood concierge, recycling center, bicycle repair workshop, etc. , in a process of opening up the Olympiads to the neighbourhood.

The ASL Olympiades is delighted to welcome the SemPariSeine to this territory, the result of the unprecedented and innovative partnership with the promoters of this operation, with the common objective of an urban ambition for the territory, thanks to the precious support of its historical partner. , SNCF. ASL Olympiades will continue to strongly support all stakeholders for the implementation of the real estate project in an overall coherence.
