The orientation and setting back of the proposed units creates a softer boundary between the canal frontage and the Industrial Estate. The building includes high quality cladding materials, textures and colour, adding interest to the design. The proposals also offer significant landscape improvements along the canal including an improved path, tree planting and greening. This will result in an enhanced outlook for people experiencing the site from the canal environment.

Whilst there is an element of office space and a balcony looking out over the canal, this is set back from the waterway behind extensive landscaping, including trees. The proposals would not affect the privacy of homes in the surrounding area, including permanent residential moorings along the canal.

The design of the units has been informed by an Acoustic Assessment which will be submitted as part of the planning application. This Assessment concludes the proposals would not adversely impact surrounding residents, including permanent residential moorings, from a noise perspective.

The design of the development has been informed by a Daylight Sunlight Assessment, which will be submitted as part of the planning application. This Assessment considers the impact of the proposals from a daylight, sunlight and overshadowing perspective, and concludes that the amenity of local residents, including permanent residential moorings, will not be adversely impacted, with daylight and sunlight levels remaining exceptionally good along the canal.

An External Lighting Assessment has informed the design of the development. This Assessment concludes that the proposed external lighting meets the standards for a relatively dark urban area and would not adversely impact surrounding residents including residential moorings along the canal.

 

The new units have been carefully designed to have a high quality appearance, whilst being sympathetic to the surrounding environment. The proposals create natural surveillance, establishing a more secure and safer feel along the canal. Finally, the development creates an opportunity for enhanced landscaping along the canal, including an improved path from the canal into the Estate, softening the appearance of the Estate. Together, this seeks to create a more pleasant environment along the canal for existing and future users.

Currently, there is an access point from the canal into the wider Estate. The proposals seek to deliver an improved link into the Estate, however, it is not anticipated that the development would create further footfall along the canal.
