Proposed Development
SEGRO Park Green Lane (The Heathrow International Trading Estate) is designated by the London Borough of Hounslow as Locally Significant Industrial Site (LSIS). Built almost fifty years ago, the existing buildings are now outdated and in need of replacement to meet new standards. The plans will see the existing industrial estate redeveloped in two phases to create a total of 25,000sqm of flexible modern business space across two or three new buildings, alongside new green landscaping throughout the site.
The development is being split into two phases:
- Phase 1 will see a detailed planning application submitted for the redevelopment of the north-east corner of the site, providing improved green landscaping and a new unit in the north-east corner of the site, replacing two existing buildings with 7,200 square meters of flexible, modern business space.
- Phase 2 is applied for in outline to establish the principle of future redevelopment, with the existing units remaining in situ pending redevelopment.
In Greater London our buildings house over 420 customers and provide employment for over 20,000 people. Our customers include major businesses such as Rolls Royce, Brompton Bike, British Airways, Ocado, John Lewis and DHL. The new buildings on the Heathrow International Trading Estate will be flexible and will meet our Responsible SEGRO Framework, helping to champion low-carbon growth, investing in local communities and the environment and nurture talent. The proposed new buildings will support businesses in a variety of industries, including local companies looking to grow, to national and international operators.
Construction & Logistics
We plan to submit a hybrid planning application to the London Borough of Hounslow in March 2026 including detailed planning permission for phase 1 and outline planning permission for phase 2. Subject to planning permission, we plan to start construction on phase 1 in January 2027, with the first phase completed in 2028.
Phase 2 construction timeframes are not confirmed at this time and would be subject to future reserved matters applications.
We’ve carried out a traffic survey to understand how vehicles currently use the Heathrow International Trading Estate and how this might change with the redevelopment.
Our plans are designed to promote sustainable travel, reduce vehicle movements, and make the estate better for both the environment and the local community. This includes encouraging staff to use local transport links, managing parking, and providing electric vehicle charging points.
Our early studies indicate that the proposals are expected to reduce day-to-day vehicle movements to and from the estate. While there may be a slight increase in larger delivery vehicles, depending on the final scheme design, we will work closely with the London Borough of Hounslow to ensure these are routed along main roads, such as the A30 and Causeway, avoiding residential streets and minimising any impact on our local neighbours.
As part of the redevelopment of the site we’re keen to promote more sustainable modes of transport, reducing vehicle movements to and from the site and ensuring the new Heathrow International Trading Estate is better for the environment and the local community.
Local community & engagement
SEGRO has proudly invested in community initiatives in Hounslow for many years and will continue to build on and strengthen this commitment in the years ahead. Working in partnership with Action West London, BUILD, Youth Careers Collective (formerly Spark), and Groundwork Investing in the community, we deliver targeted programmes that create meaningful opportunities for residents.
Our initiatives range from training and tailored employment support to help residents secure sustainable work, to inspiring young people through careers sessions and workshops that broaden awareness of the world of work. During construction we will support local businesses and people to maximise supply chain, training and employment opportunities arising from our developments and invest in environmental improvements that enhance biodiversity and wellbeing across local neighbourhoods.
As members of the Considerate Constructors Scheme (CCS), we will ensure that all our partners and supply chain providers abide by the highest standards during the construction phase of works. This includes the installation of monitoring equipment to assess noise, dust, and vibration levels, so the on-site team can address any issues quickly, and providing regular notice to residents of upcoming operations and activities. We will have a range of contact methods available for our neighbours to share regular updates; answer any questions they might have and respond to complaints regarding construction or activities undertaken by our tenants once the estate is operational. We will also develop new landscaping and greenery on the eastern boundary of the estate at Green Lane to improve the local environment and our neighbours’ views.
Yes, we are committed to maintaining an open dialogue with all our tenants about our plans to redevelop the estate and how the proposals might affect them in the future. Dependent on space requirements and timings, existing tenants will be able to lease space in the redeveloped estate. Our team is providing regular support to the tenants, including advising on potential relocation plans as needed.
In November 2025, we wrote to 204 households in the local area to update them on the new plans for the estate. Separately, we have been in touch with a variety of other key local stakeholders including local businesses, community interest groups and elected officials to ensure they are aware the proposals and can share any comments they might have with us directly.
The principles of the project remain unchanged. We have decided to amend the phasing because of positive feedback and an upturn in market conditions. To keep the local community informed, we have written again to all those contacted in November 2025 to update them on these plans.
