FAQs
The Heathrow International Trading Estate is designated by the London Borough of Hounslow as a Locally Significant Industrial Site (LSIS). Built almost fifty years ago, the existing buildings are now outdated and in need of replacement to meet new standards. Our plans will transform the existing industrial estate into modern business space, providing up to 25,000 sqm of floorspace and an additional 25,000 sqm of mezzanine space across one or more new buildings. The redevelopment will also introduce attractive new landscaping throughout the site, creating a more welcoming, sustainable, and high-quality environment.
The proposed new buildings will support businesses in a variety of industries, including local companies looking to grow, to national and international operators. In Greater London our existing buildings house over 420 customers and provide employment for over 20,000 people. Our customers include major businesses such as Rolls Royce, Brompton Bike, British Airways, Ocado, John Lewis and DHL. The new buildings on the Heathrow International Trading Estate will be flexible and will meet our Responsible SEGRO Framework, helping to champion low-carbon growth, investing in local communities and the environment and nurture talent.
We plan to submit an outline planning application to the London Borough of Hounslow in December 2025. If this is approved, and once we submit and secure detailed planning permission, SEGRO aims to begin construction in early 2027.
We’ve carried out a traffic survey to understand how vehicles currently use the Heathrow International Trading Estate and how this might change with the redevelopment.
Our plans are designed to promote sustainable travel, reduce vehicle movements, and make the estate better for both the environment and the local community. This includes encouraging staff to use local transport links, managing parking, and providing electric vehicle charging points.
Our early studies indicate that the proposals are expected to reduce day-to-day vehicle movements to and from the estate. While there may be a slight increase in larger delivery vehicles, depending on the final scheme design, we will work closely with the London Borough of Hounslow to ensure these are routed along main roads, such as the A30 and Causeway, avoiding residential streets and minimising any impact on our local neighbours.
We are proud to have invested in and supported the growth of communities across the London Borough of Hounslow for many years. Building on our Responsible SEGRO Framework, the redevelopment of the Heathrow International Trading Estate will create:
- Modern business spaces to support local operators looking to grow, as well as national and international organisations.
- Better employment and training opportunities for local people.
- A more sustainable, carbon-neutral project, promoting renewable energy sources.
- New landscaping and greenery, improving the local environment and our neighbours’ views.
As part of our Responsible SEGRO Framework, we are partnering with local groups, organisations, and businesses to identify and support environmental, educational and employment initiatives across the local area. These discussions are currently ongoing and further information on these programmes will be shared shortly. If there are any initiatives you think we can get involved with, do let us know using the contact form at the bottom of this page.
As members of the Considerate Constructors Scheme (CCS), we will ensure that all our partners and supply chain providers abide by the highest standards during the construction phase of works. This includes the installation of monitoring equipment to assess noise, dust, and vibration levels, so the on-site team can address any issues quickly, and providing regular notice to residents of upcoming operations and activities.
We will have a range of contact methods available for our neighbours to share regular updates; answer any questions they might have and respond to complaints regarding construction or activities undertaken by our tenants once the estate is operational.
We will also develop new landscaping and greenery on the eastern boundary of the estate at Green Lane to improve the local environment and our neighbours’ views
Yes, we are committed to maintaining an open dialogue with all our custmoers occupying the site about our plans to redevelop the estate and how the proposals might affect them in the future. Dependent on space requirements and timings, existing customers will be able to lease space in the redeveloped estate. Our team is providing regular support to the customers, including advising on potential relocation plans as needed.
Ahead of submitting an outline planning application, we have written to 204 households in the local area to update them about the new plans coming forward for the estate. Separately, we have been in touch with a variety of other key local stakeholders including local councillors to ensure they are aware the proposals and can share any comments they might have with us directly.
You can also visit the project homepage where you can find more detailed information and visual images of our plans to create a modern industrial centre. If you would like to get in touch with us, you can do so via the contact form on the website.
Following the submission of the outline planning application we will continue to engage with residents, sharing key project updates, responding to enquiries as needed and promoting the council’s statutory consultation. Once we submit the detailed planning application we will inform residents and offer a further opportunity for them give their feedback.
