The Heathrow International Trading Estate is designated by the London Borough of Hounslow as a Locally Significant Industrial Site (LSIS). Built almost fifty years ago, the existing buildings are now outdated and in need of replacement to meet new standards. Our plans will see the existing industrial estate redeveloped to create a total of 50,000sqm (25,000sqm across two levels) of flexible modern business space across one or two new buildings alongside new green landscaping, across the site.
The proposed new buildings will support businesses in a variety of industries, including local companies looking to grow, to national and international operators. In Greater London our existing buildings house over 420 customers and provide employment for over 20,000 people. Our customers include major businesses such as Rolls Royce, Brompton Bike, British Airways, Ocado, John Lewis and DHL. The new buildings on the Heathrow International Trading Estate will be flexible and will meet our Responsible SEGRO Framework, helping to champion low-carbon growth, investing in local communities and the environment and nurture talent.
We plan to submit an outline planning application to London Borough of Hounslow in December 2025. Subject to planning permission, we plan to start construction in 2026 with the new buildings completed in 2028.
We’ve undertaken a traffic survey as part of our application to understand more about how vehicles currently use the Heathrow International Trading Estate and how this might change with the proposed redevelopment. Currently, there are a total of 2,410 journeys made to and from the estate each day by staff based on the estate. Separately, there are a total of 903 HGV and LGV trips to and from the estate each day.
As part of the redevelopment of the site we’re keen to promote more sustainable modes of transport, reducing vehicle movements to and from the site and ensuring the new Heathrow International Trading Estate is better for the environment and the local community.
We plan to do this by reducing the number of available staff parking spaces to encourage the use of local transport links and installing over 30 electric vehicle charging points. Our preliminary studies have concluded that our proposals will provide a reduction of vehicle trips to and from the site on a typical day by 1,260, reducing the existing number by almost 50%. Although there could be a slight increase in the number of Heavy Goods Vehicles travelling to the site, we will work closely with London Borough of Hounslow to ensure these are focused along the A30 / Causeway, to avoid the use of residential streets, such as Green Lane and minimise disruption for our neighbours.

- New landscaping and greenery, improving the local environment and our neighbours’ views.
As part of our Responsible SEGRO Framework, we are partnering with local groups, organisations, and businesses to identify and support environmental, educational and employment initiatives across the local area. As members of the Considerate Constructors Scheme (CCS), we will ensure that all our partners and supply chain providers abide by the highest standards during the construction phase of works. This includes the installation of monitoring equipment to assess noise, dust, and vibration levels, so the on-site team can address any issues quickly, and providing regular notice to residents of upcoming operations and activities.
We will have a range of contact methods available for our neighbours to share regular updates; answer any questions they might have and respond to complaints regarding construction or activities undertaken by our tenants once the estate is operational.
We will also develop new landscaping and greenery on the eastern boundary of the estate at Green Lane to improve the local environment and our neighbours’ views
Yes, we are committed to maintaining an open dialogue with all our tenants about our plans to redevelop the estate and how the proposals might affect them in the future. Dependent on space requirements and timings, existing tenants will be able to lease space in the redeveloped estate. Our team is providing regular support to the tenants, including advising on potential relocation plans as needed.
Ahead of submitting a planning application, we have written to 204 households in the local area to update them about the new plans coming forward for the estate. Separately, we have been in touch with a variety of other key local stakeholders including local councillors to ensure they are aware the proposals and can share any comments they might have with us directly.
