SEGRO commences development of 722,000 sq ft logistics warehouse in Northampton
SEGRO, a leading owner, manager and developer of modern warehouses, industrial property and data centres, has commenced development of a 722,000 sq ft logistics facility at SEGRO Logistics Park Northampton.
The unit will sit on a 34-acre plot and will result in almost two-thirds of the 5 million sq ft logistics space to be delivered at this prime logistics park either completed or under construction. The development commences at a time of strong occupier demand in both the region and size bracket, with data from DTRE showing take-up of big-box space totalled 16.8 million sq ft in H1 2026, 19% above the post-Covid average.
The high-specification facility is designed to appeal to a broad range of customers and will offer 18m clear height, over 100 dock loading doors and 3.5MVA secured power. It will include over 28,000 sq ft of flexible office space and 10,000 sq ft amenity space, and is targeting the highest possible sustainability accreditation, BREEAM ‘Outstanding’, supported by features such as rooftop photovoltaic panels, air-source heat pumps and rainwater harvesting. It is scheduled for completion in early summer 2027.
SEGRO Logistics Park Northampton is already home to a major distribution facility for Yusen Logistics (due to be operational later this year) and an Amazon fulfilment centre. All customers are able to utilise a modern rail freight interchange operated by Maritime Transport, which connects to the West Coast Mainline and enables the efficient and sustainable movement of goods across the country.
Located adjacent to Junction 15 of the M1, just four miles from Northampton, the park benefits from a rising local labour pool with over 500,000 people within a 30-minute drive.
