The project is being developed on a speculative basis and strengthens the company’s presence in an area of particular importance for the logistics sector. Located between the provinces of Milan and Bergamo, the new development will benefit from a strategic position, thanks to its proximity to the motorway network and important production and commercial districts.

The new building, modern and technologically advanced, will include large spaces for warehouse activities and an area dedicated to offices, which will be structured on three floors. The complex will also be equipped with 54 loading bays and functional spaces for the handling of goods, designed to ensure operational efficiency and optimal management of logistics and distribution activities.

Particular attention will be paid to environmental sustainability and energy efficiency. The building, which is scheduled for completion in November 2027, will be built to obtain BREEAM New Construction Excellent certification and achieve energy class A4. The project also includes 15 charging stations for electric vehicles.

Luca Sorbara, Managing Director, Italy, of SEGRO, commented:

"The start of this new development represents an important milestone for SEGRO in Italy and confirms our desire to invest in strategic areas for the logistics sector. The choice of Calvenzano, thanks to its location and proximity to the main infrastructure connections, allows us to strengthen our presence in one of the territories of greatest interest for the market. With this project we continue to expand the number of modern, sustainable and efficient properties in our Italian portfolio to meet the needs of logistics companies and support the evolution of their activities."
