Privacy and cookies

The pioneering site offers 190,000 sq ft of industrial space across eight units, ranging from 6,993 sq ft to 52,070 sq ft.

It has been built to BREEAM ‘Outstanding’ standards, the highest level of sustainability accreditation in the UK. All buildings at the site are carbon negative for landlord’s buildings in operation, meaning they generate more zero-carbon electricity than they consume.

Sustainable features have been installed across the estate including green walls to help to purify air, as well as EV charging points and almost 2,000 photovoltaic panels to minimise carbon emissions at the site.

SEGRO has planted 127 new semi-mature trees and 880m of new hedges, creating habitats for pollinating insects, birds and bats to help promote biodiversity in the local area. The site has also been landscaped with wildflower grasses, outside seating and gym equipment to help enhance employee wellness.

SEGRO has also installed ‘smart’ sensor technology onsite, which will enable customers to obtain real-time building information such as energy and water usage, as well as indoor air quality. The sensors will help customers improve operational efficiency and enhance their working environment.

“We are hugely proud to have pushed the boundaries for sustainable development with SEGRO Park Tottenham. Not only is this our highest BREEAM rating to date, we are not aware of another comparable urban logistics development in the UK which has achieved a higher score.

“SEGRO Park Tottenham is a pioneering scheme that has already seen strong interest from a diverse range of companies. The largest unit, representing 40 per cent of the total space, has already been let just weeks after the site reached completion, demonstrating strong demand for modern, sustainable warehouses in the best places.

“We opted to develop the estate speculatively and are confident that its highly sustainable urban warehousing in an inner London location will continue to attract cutting edge businesses.”

In line with the company’s Responsible SEGRO commitments, six apprentices have been working onsite throughout the duration of the construction programme as part of SEGRO’s agreement with its primary contractor, Volker Fitzpatrick. Two of them are now working full time for Volker Fitzpatrick: training to become an engineer and a manager. Furthermore, eight young people had work placements on site, picking up valuable skills as they saw the development take shape, and 11 site visits and career engagement sessions took place to inspire young people and raise their aspirations.

In terms of supporting the local economy, local businesses contributed to the supply chain, including one local company, O’Donovan Waste Disposal, which won a £280,000 contract on the project.

SEGRO Park Tottenham is located in London’s Zone 3. It has good connections into Central London and is a short drive to the M25.
