Creating a best-in-class sustainable industrial centre in Langley, Slough
SEGRO Park Axis is an established industrial estate providing around XXXX of industrial and warehouse space. The site plays an important role in the local economy, supporting businesses and jobs within the Borough of Slough.
SEGRO plans to replace two existing office buildings on the established employment site with a new modern industrial and logistics building.
The existing site currently comprises of two obsolete office buildings and car parking space that are no longer able to meet the needs of modern businesses, which are increasingly seeking city centre locations for their office functions, close to shops, restaurants and public transport connections.
SEGRO is therefore proposing to transform these units into a single new, best-in-class and sustainable industrial and logistics building.
The delivery of this new unit will allow us to meet the requirements of our customers, whilst respecting the interests of our local community and environment.

The proposed single building would be approximately 18 metres high (check final eaves height as per word doc). We recognise that the height is an important consideration for neighbouring residents and so have incorporated a 5-metre green landscape zone from the nearest residential garden boundaries to set the building away from homes. The service yard and loading areas have also been arranged so that activity is directed away from the most sensitive residential edge.

We understand that residents will also be concerned about the impact of construction.
A detailed construction management approach will be required through the planning process. This will address matters including noise, vibration, dust, construction traffic and working hours.
