Transforming SEGRO Axis Park
Langley | SL3 8AG
SEGRO’s is planning to regenerate part of the established SEGRO Axis Park employment site in Langley.
Our plans involve replacing two existing office buildings with a new, modern industrial and logistics building (B2 and B8 uses).
The existing offices and associated parking are now underutilised and no longer meet the changing needs of modern businesses. As demand for traditional office space evolves, we believe there is an opportunity to make better use of this established employment site by creating a high-quality, sustainable building that supports local employment and business growth.
Our proposals aim to deliver a modern, efficient and environmentally responsible development that meets the needs of our customers while taking account of the interests of our neighbours and the wider local community.

The proposed single building would be approximately 18 metres high (check final eaves height as per word doc). We recognise that the height is an important consideration for neighbouring residents and so have incorporated a 5-metre green landscape zone from the nearest residential garden boundaries to set the building away from homes. The service yard and loading areas have also been arranged so that activity is directed away from the most sensitive residential edge.
Key Benifits
Our proposals seek to deliver a range of benefits for the site, local businesses and the surrounding community:
Supporting local employment: Regenerating an underutilised employment site and creating opportunities for local people through jobs associated with the development and its future occupiers.
Considerate site layout: Positioning operational yard areas away from the residential boundary to help reduce disruption between the development and neighbouring homes.
Greener spaces and biodiversity: Introducing new landscaped and planted areas, while retaining existing trees wherever practicable, to enhance the site environment and support pollinators and other wildlife.
Sustainable travel: Providing electric vehicle charging points and dedicated cycle storage to encourage more sustainable travel choices.
Energy-efficient design: Targeting high sustainability standards (including BREEAM Excellent certification and an EPC A rating), to help reduce energy consumption and the carbon footprint of building operations.
A Responsible Developer
At SEGRO, we are committed to being a responsible developer and supporting the communities in which we operate. Through our Responsible SEGRO framework, we seek to work constructively with local communities, understand their priorities and consider the potential environmental and social impacts of our developments.
We recognise the importance of managing construction activity carefully and minimising disruption to neighbouring residents and businesses.
As part of the planning process, a detailed Construction Management Plan will be required. This will set out how construction-related matters, including noise, vibration, dust, construction traffic and working hours, will be managed.
