SEGRO Park Green Lane (formerly Heathrow International Estate) is an established industrial estate providing around 190,000 sq ft of industrial and warehouse space. The site plays an important role in the local economy, supporting businesses and jobs, and is designated a Strategic Employment Location within the London Borough of Hounslow.
SEGRO is bringing forward plans to improve the estate to meet modern design and sustainability standards, ensuring it continues to support businesses, jobs and economic growth in the area. The improvements will provide modern, flexible premises that attract a wide range of businesses and create opportunities for local residents.

Our Developing Plans

We are bringing forward plans to improve SEGRO Park Green Lane to ensure the estate continues to support local businesses and employment in the future.
Following feedback and improving market conditions, we have decided to accelerate the first phase of development. Phase 1 will deliver a new building in the north-east corner of the site, replacing two outdated units with 7,200 sq m of modern, flexible business space.
The new Grade A warehouse space will be designed with sustainability in mind, using low-carbon materials, efficient electric heating systems and 100% zero-carbon heating. The development will also include high-quality landscaping, with new green space at the junction of The Causeway and Green Lane.
Phase 2 will remain in outline, with the existing units continuing in use while future plans are developed.

Our Units

The Site
Designated as Locally Significant Industrial Land (LSIS), the Heathrow International Trading Estate in Cranford, Hounslow occupies a prominent location at the junction of Green Lane and The Causeway (A30). It also benefits from excellent transport links, being only a short walk from both Hounslow West and Hatton Cross stations.
Built nearly fifty years ago, the estate is home to a diverse mix of industrial businesses, from local businesses to international. However, many of the buildings have become dated over time and are now in need of comprehensive modernisation.
Community Investment
SEGRO has proudly invested in community initiatives in Hounslow for many years and will continue to build on and strengthen this commitment in the years ahead. Working in partnership with Action West London, BUILD, Youth Careers Collective (formerly Spark), and Groundwork Investing in the community, we deliver targeted programmes that create meaningful opportunities for residents.
Our initiatives range from training and tailored employment support to help residents secure sustainable work, to inspiring young people through careers sessions and workshops that broaden awareness of the world of work. During construction we will support local businesses and people to maximise supply chain, training and employment opportunities arising from our developments and invest in environmental improvements that enhance biodiversity and wellbeing across local neighbourhoods.

Timeline
- February - March 2026 – LB Hounslow stakeholder consultation on updated plans
- March 2026 – Hybrid planning application to be submitted (Phase 1 in detail)
- July 2026 – Hybrid planning application determination (Reserved Matters Application to follow for Phase 2)
- January 2027 – Start on site for Phase 1
- January 2028 – Phase 1 Construction completion
- Phase 2 Reserved Matters Application will be brought forward at a later date
