State-of-the-art logistics centre in the Hamburg metropolitan region

The state-of-the-art SEGRO Logistics Centre Hamburg Neu Wulmstorf is located in the northern part of the Harburg district in the municipality of Neu Wulmstorf. Adjacent to the Free and Hanseatic City of Hamburg, the Lower Saxon municipality of Neu Wulmstorf is part of the Hamburg Metropolitan Region.

Setting New Standards in Sustainability

Wood instead of concrete: The entire structure of the new logistics centre will be made of wood. This makes it the first logistics property of its kind in Northern Germany.

The property will be built according to the criteria of the DGNB Platinum and DGNB Climate Positive standards. Climate positive means that the CO2 emissions generated by the building during operation will be lower than the emissions resulting from the self-production and export of greenhouse gas-free energy from the building.

To achieve this, photovoltaic systems will be installed on the roof, which can cover the energy needs of future tenants – and can be used to charge electric vehicles at the planned charging stations. At the same time, the energy demand of the modern building will be optimized – among other things, by controlling the LED lighting via modern motion sensors and complementing it with ample daylight. Heating will be provided by a heat pump system.

In addition, it is intended to further improve biodiversity by installing beehives, insect hotels, and nesting boxes for local birds.

Excellent Connectivity

With the Rade interchange, the municipality has direct access to the A1 motorway. The A7 is only 9 km away from the town center and can be easily reached via the B73. In addition, a separate motorway junction is planned for Neu Wulmstorf in 2025, which will be only a 5-minute drive away. Approximately 15 km from the municipal border lies the Port of Hamburg, which is the largest seaport in Germany and the third largest in Europe. The Hamburg Airport is also easily accessible within a few minutes.

The total logistics area of 21,700 square meters is expected to be completed by the first quarter of 2025.
