SEGRO acquires 63 hectares to expand SEGRO Airport Park Berlin by 140,000 square meters of commercial space
SEGRO has acquired a 63-hectare plot of land from the Berlin Brandenburg airport company. Of this, 32 hectares are intended for green and compensation areas and 31 hectares for new commercial areas.
The areas are to be used to expand the existing SEGRO Airport Park Berlin by a further 140,000 square meters of commercial space, so that the entire area together with the existing areas of SEGRO will cover almost 300,000 square meters. It was agreed not to disclose the purchase price.
After completion of the current development phase in the coming year, the current SEGRO Airport Park Berlin will already have grown to 154,500 square meters of rental space. Around 70 tenants from the areas of sales, trade, services and light industrial are based there, who come from a broad mix of sectors, from medical technology to yacht and aircraft construction, transport and logistics companies to classic trades. SEGRO will continue its successful concept at the site in the coming years and will continue to develop the site with the recent acquisition of the land. Additional light-industrial areas are planned, as well as the creation of urban last-mile offers, office and service areas and the establishment of catering facilities.
All areas of the site have the DGNB Gold sustainability certificate. SEGRO focuses on sustainability in many ways. For example, wooden trusses are used instead of concrete beams, the roofs are greened and a sustainable greening concept is implemented. In addition, energy-saving LED lighting will be installed and e-charging stations will be installed for each rental unit.
The SEGRO Airport Park Berlin is part of the Business Park Berlin, which is being developed in cooperation with the Treptow-Köpenick district into one of the largest contiguous commercial areas in Berlin. With its location directly on the federal highway 96a and connections to the A 113 and A117 motorways, as well as an S-Bahn connection within walking distance, it has excellent transport connections. Berlin Brandenburg Airport can be reached in a few minutes by car.
Tim Rosenbohm, Director of Light Industrial Germany at SEGRO: "With this expansion, our SEGRO Airport Park Berlin will grow to an area of almost one square kilometer. The success of our area and its popularity with companies from a wide variety of sectors is a reflection of the extremely positive economic development in Berlin over the past ten years. Since the opening of the Berlin Brandenburg Airport 'Willy Brandt', the demand for our commercial space has experienced a further boost."
Aletta von Massenbach, CEO of Flughafen Berlin Brandenburg GmbH: "We are very pleased that SEGRO, a company that wants to invest in future-oriented and sustainable commercial development, has acquired the space. This creates more jobs and is a great benefit for the airport region. At the same time, it speaks for the international appeal of BER when a large foreign investor again sees a great entrepreneurial opportunity at a location near the airport.”
SEGRO was advised on the transaction by CMS Hasche Sigle and Ecovis. Jones Lang LaSalle SE acted as intermediary.
