The Omnipack company provides logistics services for over one hundred online stores, both Polish and foreign. The company operates in the fulfillment model, which means that it comprehensively deals with both storage, packaging and shipment of goods, as well as offers a number of additional services necessary to compete with the largest in the e-commerce industry. Due to the dynamic development, Omnipack has decided to increase the space it has occupied so far by an additional 6,500 m2. The new warehouse module is located in Nadarzyn near Warsaw, where the existing Omnipack warehouse is located. The handover of the new space to the client will take place this spring.

- The decision to rent a much larger warehouse property in SEGRO Logistics Park Warsaw, Nadarzyn, was dictated by excellent relations with the developer as well as flexibility and quick response to our needs. From our point of view, the location of the facility was also of key importance, allowing us to grow further. The process of choosing the optimal location for us and preparing a long-term lease strategy was another one that was advised by JLL experts - emphasizes Rafał Szcześniewski, COO & Founder Omnipack.

- The client wanted a location with quick access to the capital and high-quality space that meets the requirements related to e-commerce services. SEGRO Logistics Park Warsaw, Nadarzyn turned out to be the optimal choice, and the fact that the company has decided to expand in another SEGRO park shows that we are a trustworthy partner and the quality of our warehouse space and logistics park services are at the highest level - emphasizes Waldemar Witczak, Regional Director of SEGRO.

- The new unit in Nadarzyn will be the largest Omnipack warehouse and one of the two that the company will open this year. Therefore, it is a great example of a company that is developing extremely quickly on the logistics services market in Poland. We are all the more pleased that the JLL team can be part of this project and support the company in choosing the optimal real estate base - the processes supported by Omnipack require very good quality warehouse space, and the investment itself must be perfectly planned and located. We wish our client continued success, which, looking at the energy that the entire Omnipack team puts into their work, is only a matter of time - comments Norbert Kowalczyk, Consultant in the Warehouse and Industrial Space Department, JLL.

The building under construction in SEGRO Logistics Park Warsaw, Nadarzyn, to which Omnipack will move in in spring, has a total of 11,300 m2, and approx. 5,000 m2 will be occupied by the expansion of the client operating in the park. The park is located 15 kilometers from Warsaw and offers warehouses suitable for both storage and those that can be adapted for light production. The investment is located very close to the National Road No. 8, which provides access to qualified employees and convenient and quick access to work by public transport for people from Warsaw and the surrounding area.

The Warsaw region is the largest warehouse location in Poland. According to JLL data, at the end of 2019, the total supply there amounted to almost 3.5 million sq m, which accounted for approx. 18% of the total stock in the country. The scale and excellent location make the Warsaw warehouse market very popular among tenants. Last year, companies signed contracts in this region for almost 1.1 million sq m. of space, thus accounting for 30% of the demand registered at that time in the entire sector.
