"Material issues are topics and indicators that reflect the organisation’s significant economic, environmental and social impacts, or those that would substantively influence the assessments and decisions of stakeholders."
GRI G3 Sustainability Reporting Guidelines

Material Issues

Our Sustainability Strategy focuses on our most material sustainability impacts and those issues that could make a major difference to performance.

Our assessment of material issues is informed by internal and external stakeholder dialogue. We prioritise material issues according to the level of business risk or opportunity, taking into account their potential effects on our financial performance, reputation, operational performance and competitive position, as well as on customer satisfaction.

Our Sustainability Committee and Board of Directors regularly review the assessment of material issues to ensure that we continue to manage risk and be well positioned for potential opportunities. Our material issues were last reviewed in 2009. This influenced the development of our Sustainability Strategy, the setting of targets and key performance indicators, and the scope of our sustainability reporting, both internally and externally.

Energy efficiency was identified as one of the primary sustainability concerns of occupiers in our 2008 survey. At IQ Winnersh in Reading (pictured), better energy rates and efficiency in two of our buildings saved occupiers over £50,000 in 2010.
